Cracks from construction work next door

A basement dug next to your house, dewatering that lowers the groundwater or pile driving in the street: works nearby can make the ground under your foundation move.

How can nearby works cause damage?

  • Excavation next to a foundation removes the support at the side
  • Dewatering lowers the groundwater, so soft layers can consolidate
  • Vibrations from pile driving or heavy traffic can compact loose soil

What to do beforehand

Have the condition of your home recorded before nearby works start, with photos and measurements of existing cracks. Afterwards you can then show what is new.

What if cracks appear?

  • Take dated photos with a ruler next to the crack
  • Fit a crack gauge and measure regularly
  • Report it to the contractor or client of the works
  • If in doubt, have a subsidence survey done

Repair without vibrations

Magnum Push Piers are pushed hydraulically and screw piles screwed in: no pile driving and no vibrations, even right next to existing buildings. That way a repair does not cause new damage itself.

With serious damage, have a structural engineer assess the situation. Soiltek is a specialist contractor: we record, measure, propose a technique and carry out the repair, in consultation with your engineer.

What can we do?

Deep Lift

Expanding resin strengthens the ground under the foundation, without digging.

Slab Lift

Sunken concrete floors back to level.

Frequently asked questions

Who pays for damage from works next door?

That depends on the situation and the insurance. A condition survey beforehand and measurements afterwards help to show the cause.

Do screw piles cause vibrations?

No. Screw piles are screwed in and push piers pushed hydraulically, without pile driving.

Can I fit a crack gauge myself?

Yes, a simple crack gauge is available in shops. With serious damage, have a professional survey done.

Not sure?
