Subsidence caused by a leaking drain

You cannot see a leak in the sewer or rainwater drain, but the ground feels it. Water wets the soil locally and can wash fine particles away. A foundation or floor can then sink at exactly that spot.

How do you recognise it?

  • Cracks or subsidence in one place, often where a drain runs
  • A sunken floor or a void under a concrete slab
  • A manhole cover, terrace or driveway sinking locally
  • A smell, damp or subsidence around an inspection chamber

First have the drains checked

Have the sewer and rainwater drains inspected by camera before any repair. A leak is often the cause of the subsidence. If it is not fixed, the problem comes back.

Then the ground and the foundation

  • Voids under a floor are filled with expanding resin and the floor is lifted back to level (Slab Lift)
  • Washed-out or loose ground under a foundation is strengthened with Deep Lift
  • If the settlement is large or bearing ground lies deep, Magnum Push Piers carry the foundation down to firm ground

With serious damage, have a structural engineer assess the situation. Soiltek is a specialist contractor: we record, measure, propose a technique and carry out the repair, in consultation with your engineer.

What can we do?

Deep Lift

Expanding resin strengthens the ground under the foundation, without digging.

Slab Lift

Sunken concrete floors back to level.

Frequently asked questions

How do I know whether my drain is leaking?

Have it inspected by camera by a drainage company. It shows cracks, displaced joints and root ingress.

Is repairing the leak enough?

It stops the cause. If soil has already washed away or the foundation has settled, the ground or foundation also needs repair.

Is expanding resin allowed near drains?

Our resin is free of CFCs and formaldehyde and is even allowed in water catchment areas.

Not sure?

Send us a few photos of the cracks and the surroundings of your house. We will look, with no obligation, at what may be going on.
