Subsiding house

Your house is subsiding: what now?

A subsiding house usually shows first through cracks, sticking doors and sloping floors. The good news: subsidence can be stopped, and often the foundation can even be lifted back. But first you need to know the cause.

Signs of subsidence

  • Stepped cracks in brickwork and cracks that keep growing
  • Doors and windows that stick or no longer close
  • Floors that slope
  • A façade, roof edge or trims that lean away
  • Cracks between an extension and the main building

Step 1: find the cause

In a subsidence survey we map the crack pattern, the soil and the existing foundation. Where needed we expose the foundation locally and fit crack gauges. Only then do we choose a technique, or sometimes simply keep monitoring.

Step 2: the right technique

  • Bearing ground lies deep, or the walls have settled a lot: Magnum Push Piers down to firm ground
  • The weak ground is shallow, down to ± 3.5 m under the foundation: Deep Lift with expanding resin
  • Sometimes a combination, as in Erquelinnes: first resin, then push piers

Step 3: stabilise and lift

Because the piers carry the building, we can lift the foundation back in a controlled way where possible. In Erquelinnes we lifted the side wall by 20 to 30 mm. You usually keep living in your home: we work from the outside, without vibrations.

With serious damage, have a structural engineer assess the situation. Soiltek is a specialist contractor: we record, measure, propose a technique and carry out the repair, in consultation with your engineer.

What can we do?

Deep Lift

Expanding resin strengthens the ground under the foundation, without digging.

Slab Lift

Sunken concrete floors back to level.

Frequently asked questions

Can a subsiding house still be repaired?

Usually, yes. With push piers down to firm ground we stop the subsidence, and often we can lift the foundation back in a controlled way.

Do I have to move out during the repair?

No. We usually work from the outside, without vibrations. Count on a few days per façade.

How long does a subsidence survey take?

After a first conversation with photos we come on site. Where needed we monitor the cracks for a while with crack gauges.

Not sure?

Send us a few photos of the cracks and the surroundings of your house. We will look, with no obligation, at what may be going on.
